Tottenham Court Road Gets an Office Space Facelift
The development of an office complex on Tottenham Court Road has finally finished. The property was being developed by the City of London Corporation and has been fully let out to Gardiner and Theobald, the well known real estate consultancy.
The complex is spread over 90,000 sq ft of area, of which about 60,000 sq ft is being used for office purposes a large proportion of which has been planned as shared offices, while about 30,000 sq ft is allocated for retail purposes. The project was approved in 2004, while the construction had started in 2007. The initial investment into the project was about £25 million.
Watkins Gray International and Collado Collins, both famous architects, were involved in design of the complex. One of the interesting features in the design is that the roof has been made of curved glass, which meant that an additional floor could be added to the building without adjusting the total elevation of the building.
The complex also includes the Whittington Building and the Met Building, thus along with the Gardiner and Theobald staff, there will be an additional 700 employees in the campus.
Gardiner and Theobald had been operating from their Bedford Square office for the last 100 years until they made their move to 10 South Crescent for an agreed rent of £55 per sq ft.
King Sturge, which also has a residential scheme across the road, is the office letting agent at 10 South Crescent, while Atisreal and DTZ are the commercial agent and the residential agent respectively.
